Apartment Construction ADA Sign Project

When an Apartment building is remodeled, there’s always a need for ADA compliant signage. We recently worked alongside Signs PDQ, our sister company, on the  Waverly Apartments project with Mistick Construction .

Mistick Construction’s revamp of The Waverly Apartments required ADA compliant room signs, wayfinding signs, building directory signs and even an exterior Monument Sign. The goal with any sign project is always to make the client happy. For this project, and this client, that meant:

  • Meeting all ADA requirements, to be sure the building would be in compliance.
  • Creating clear signage that would easily guide all visitors to, and through, the building.
  • Meeting the client’s aesthetic needs. Matching colors and matching materials)
  • Providing the finished product on schedule.
  • Offering the finished signs at a price that worked with the budget.

The building directory sign for Waverly Apartments, needed to be informative, clear and attractive, but it also needed to be adjustable and resistant to smudges or damage. Additionally, the construction company wanted to plan ahead for changing room locations at a later time.  This meant they needed a sign that was adjustable, or could be “edited”.
Why would a building directory sign need to be adjustable, or edited? In the photo of the directory sign, S4 is clearly the Media Center. However, S4 may, or may not, always be the Media Center. If the building management someday chooses to move the Media Center, or change it’s name, they can simply order new parts for the affected rooms on the sign. If they didn’t have this type of sign, they would need an entirely new sign, whenever they needed to shift rooms.

Rather than purchasing an entirely new sign, if the Waverly changes their room layout, they will most likely only need to change pieces of the sign. The Waverly Apartments Directory Signs have been created to grow and change with the needs of the business.

Braille signage is in all public places. We see it everywhere, we know there are laws requiring that ADA Signage that is posted, but do you ever think about why its there and why there are so many regulations surrounding the placement of ADA Compliant Braille Signs?

Imagine arriving at an appointment and not seeing a sign to let you know you’ve reached the correct office. Sighted people would “look” for a sign, right? The blind “feel” for a sign. If the sign isn’t Braille and it isn’t in the right place, how would they find the sign? It’s safe to assume that finding the sign would be difficult. Because of this very issue, being ADA compliant means having the correct sign, in the correct place and at the correct height from the floor. Last week Signs PDQ was called to share our expertise on signage that would be needed for an industrial building that will be converted to luxury apartments in Cleveland, Ohio.  Signs PDQ has frequently worked with this general contractor.  They didn’t  have  signage in place for this future building.  We took a tour of all four levels to determine what signage will be needed. There will be a sign at the threshold of each apartment.  Since three staircases will exist we will be placing one stairway sign on each level along with floor numbers.  There is one elevator that will need signage at each entrance.  On each level, on each  hallway, wayfinding directories will help visitors find their way to their destination.  Evacuation signage will be needed for each  apartment as well as throughout the building.  Public restrooms will need ADA/Braille signs. A parking garage will exist on the lowest level.  Signs will designate where apartment dwellers will park.

No smoking signs, entrance and exit signs as well as clearance stop bars to protect vehicles entering and exiting. Building identification signs are included in the blueprints.  There will be four exterior backlit electric signs. Because of the relationship that we have developed with this particular contractor, we have had the opportunity to help them get pricing together to present to the owner.
